About the role

GermanContract ManagementHVACHubSpotBusiness DevelopmentNegotiation
Bisly is a building automation (BACS) provider with its own BMS: one platform for HVAC, lighting, shading, access and metering, designed to EN ISO 52120-1, class B by default and class A where you need it. Market leader in the Baltics, with projects delivered in central Europe and the US. 400+ projects delivered. 30,000+ people in Bisly buildings. Our core claim is simple: configured, not programmed. Every controller is set up in a digital twin before anyone reaches site. That takes the engineering hours out of a project and gives our customers 30-40% lower total cost of acquisition than conventional building automation, with ROI in under 3 years. Projects are delivered, configured and serviced by certified local partners using Bisly's deployment tools. You will drive technical sales for Bisly's building automation solutions in Germany, focused on mid-market commercial buildings: offices, mixed use, retail and hotels. You sell to investors, developers, asset managers and property managers, get Bisly specified with TGA planners (Fachplaner), and grow the network of German system integrators who deliver our projects. You report directly to the CEO and can walk a client's technical team through a BACS architecture in the morning and close a commercial negotiation in the afternoon. Regulation is on your side: under § 56 of the Gebäudemodernisierungsgesetz (GModG), in force since 29 July 2026, non-residential buildings with heating, air-conditioning or ventilation systems above 70 kW must have building automation and energy monitoring by 31 December 2029. Under the former GEG § 71a the threshold was 290 kW. Most of that newly covered market is too small for conventional BMS pricing. That is the gap you will sell into. - Identify, develop and close technical sales opportunities in the German commercial building segment. - Run technical discovery with investors, asset managers and facility managers: what the building needs, which class it must reach, where the energy goes. - Turn drawings into scope: work with Bisly's engineering team so the client gets a scope and a fixed price within 5 working days. - Get Bisly into designs early with TGA planners (Fachplaner), MEP consultants and general contractors (GU / GÜ), including tender (Ausschreibung / LV) and spec work. - Recruit, onboard and support certified German partner integrators, and win projects together with them. - Represent Bisly at German industry events (Light + Building, ISH) and in the DGNB / BREEAM / LEED ecosystem. - Keep HubSpot accurate and follow Bisly's pipeline rules, so forecasts can be trusted. - Feed what you learn about the German market back into product and marketing. - 5-10 years in a commercial sales role (sales manager, KAM, business development) at a BMS/BACS integrator, MEP contractor or building technology vendor, ideally a larger one. - A track record of closing building automation or TGA contracts with developers, investors or general contractors in Germany. - Real technical understanding of BACS: HVAC control (AHUs, heating and cooling plant, FCUs, VRF), lighting control (DALI-2), metering (M-Bus) and integration protocols (BACnet, Modbus, KNX). - Working knowledge of EN ISO 52120-1 / DIN/TS 18599-11 automation classes, GModG and EPBD requirements, and how they show up in German projects. - The ability to read TGA drawings and points lists (Datenpunktlisten), and to scope a project with an engineer. - An established professional network in the German commercial real estate and building automation market, with direct relationships with decision makers at developers, investors, asset and property managers, as well as TGA planners and integrators. - A proven ability to generate business independently: opening doors, creating your own opportunities and bringing in new projects without relying on inbound leads. - Fluent German and professional English. Driving licence and willingness to travel in Germany, occasionally to Tallinn. Nice to have: - Engineering degree (Elektrotechnik, Versorgungstechnik / TGA, Automatisierungstechnik) or equivalent, e.g. staatlich geprüfter Techniker or Meister with sales experience. - Experience with retrofit projects in occupied buildings. - Exposure to DGNB / BREEAM / LEED / WELL projects or energy performance contracting (Energiespar-Contracting). - Experience building a partner or installer channel. - A product that wins on price and delivery speed against conventional building automation. - A real market opening: regulation is making building automation mandatory for buildings that were never in scope before. - A key role in growing Bisly's presence in Germany through technical sales and strategic customer relationships. - Competitive base salary on a German employment contract. - Commission on signed contracts. - Car allowance. - Remote / hybrid work from Germany.
