About the role

American Housing Corporation is solving America’s housing crisis through all-out production. We are a vertically integrated homebuilder that buys land, manufactures homes, installs them, and sells them directly to customers. We’re hiring the best engineers, designers, and builders to solve the hardest problem in America. As Vice President of Real Estate, you will lead AHC’s real estate platform across California and the broader West Coast. You will be accountable for deciding which West Coast markets and submarkets AHC enters, defining the product and tenure strategy for each market, building the regional pipeline, leading investment recommendations, and overseeing market performance. This role combines regional strategy with active management through local market and functional leaders. It requires deep knowledge of West Coast housing markets and regulatory environments, strong investment judgment, and the ability to aggregate smaller-scale infill and missing-middle projects into a repeatable regional platform with the long-term capacity to deliver approximately 1,000 homes annually. WHAT YOU’LL DO - Own market selection, entry sequencing, submarket prioritization, and regional portfolio strategy across California and the broader West Coast. - Lead each market launch from market approval through operational readiness, establishing the entry plan, decision gates, functional accountabilities, and readiness requirements. - Define the appropriate product, density, price point, tenure, and customer segment for each market based on demand, project economics, regulatory conditions, and alignment with AHC’s manufacturing system. - Own regional regulatory and entitlement strategy, including zoning, land use, permitting, environmental review, development standards, public approvals, and relevant state and local housing policy. Identify constraints early and establish clear paths to resolution. - Build and actively manage a multiyear pipeline of land and development opportunities sufficient to support predictable factory demand and long-term regional growth. - Own the quality and consistency of West Coast underwriting and investment recommendations, including opportunity prioritization, risk and return analysis, and investment committee materials. - Define project and portfolio capital requirements and recommend appropriate capitalization structures in partnership with AHC’s centralized capital and finance teams. - Set market-level objectives and performance standards, and manage execution through local and functional leaders, monitoring project economics, schedule, delivery, and risk against approved business plans. - Evaluate the role of rental housing within AHC’s West Coast strategy and, if pursued, develop and oversee the business and operating model, including leasing, property management, and long-term portfolio performance. - Build and activate relationships with municipal leaders, public agencies, landowners, developers, institutional owners, and other strategic partners to support market entry, opportunity creation, and project advancement. - Identify and evaluate adjacent business models and partnership structures that expand addressable demand, improve project economics, or create additional paths to regional scale. QUALIFICATIONS - 15+ years of progressive leadership experience in residential development, homebuilding, real estate investment, or a related housing platform. - Proven track record of entering and scaling new markets, establishing market strategies, and building durable, multiyear real estate pipelines. - Deep knowledge of California and the broader West Coast, including housing demand, development economics, market structure, and the factors that determine where a residential platform can scale successfully. - Deep understanding of zoning, land use, entitlement, permitting, environmental review, development standards, and state and local housing policy, with demonstrated success navigating complex regulatory and public-approval environments. - Established relationships and institutional credibility across the West Coast, with the ability to quickly engage municipal leaders, public agencies, landowners, developers, institutional owners, and other stakeholders critical to market entry and project execution. - Strong command of real estate underwriting, investment committee processes, portfolio management, project-level financial performance, and capitalization structures, with the ability to partner effectively with centralized capital and finance teams. - Meaningful experience with build-to-rent or other rental housing platforms, including leasing, property management, and portfolio operating performance, is strongly preferred. - Experience with infill, missing-middle, or smaller-scale residential development, combined with the ability to aggregate individual projects into a scalable regional portfolio. - Demonstrated ability to set regional strategy, establish clear operating objectives, and manage market performance through experienced local and functional leaders. - Sound market and investment judgment, with the ability to make disciplined decisions under uncertainty and balance growth, risk, capital efficiency, regulatory complexity, and execution capacity. - Entrepreneurial, decisive, and highly accountable, with the ability to operate effectively across strategy, investment decisions, institutional relationships, and execution oversight. ADDITIONAL INFORMATION - This role is based in Los Angeles and requires a sustained presence across California and the broader West Coast. - During the initial phase of the role, the successful candidate will spend substantial time at AHC’s Austin headquarters to become fully integrated with the leadership team, operating model, and core functions. Regular travel to Austin and project locations will continue thereafter. - AHC provides comprehensive benefits, PTO, and participation in company equity programs.
