Preconstruction Project Manager is the technical expert on each pursuit, defining the functional requirements a building must meet to support the client's operation before it is priced. This role is about understanding the client's process, translating it into clear technical requirements, and making sure every proposal we put forward reflects a building that will work for the client.

- Challenge assumptions, surface technical risks early, and participate in difficult conversations that move the business forward.

Technical Solutions Management
- Lead client discovery meetings to define project requirements, including product workflows, required materials, equipment requirements, process utilities, expansion plans, and code and occupancy requirements.
- Prepare the BOD for each pursuit, confirming functional requirements, key constraints, and known trade-offs.
- Direct the preparation of first-cut site plans and layouts, in coordination with the Preconstruction Operations Manager, to give the client and project team an early basis for decision-making.
- Review consultant drawings, specifications, and final proposals. Identify and document conflicts, escalating to the President where required.
- Determine when to engage trade and shared partners to address technical requirements early.
- Together with the Operations Manager, confirm design intent is carried through pricing and execution, and re-engage where the design deviates from the BOD.
- Participate in project turnover and close-out meetings for process-industrial projects and incorporate lessons learned into preconstruction standards.
- Collaborate with the design team to ensure compliance with all relevant regulations, codes, and safety standards during the preconstruction phase.
Department Collaboration
- Provide updates in scheduled Preconstruction Department meetings to review pipeline, priorities, technical risks, and key performance indicators (KPI).
- Together with the Chief Estimator and Preconstruction Operations Manager, build and maintain the Preconstruction Playbook, including standards, discovery questionnaires, BOD templates, and case studies.
- Build and maintain relationships with clients, engineering contacts, consultants, and trade partners to support repeat work and referrals.
- Stay informed of industry trends, building technologies, and process-industrial requirements, and present recommendations and reports as requested by the President.
- Other duties as assigned.
